Condominium & Townhome Property Tax Appeals
Raila & Associates, P.C. assists owners and condominium associations in appealing their property taxes, and depending on the legal structure, provides the same service for townhomes, cooperatives and homeowner associations in Chicago, Cook County and Illinois. The firm works to reduce the assessed value of the property, which can mean savings on current or future tax bills, and in some cases result in a refund for the owner.
Although individual condo unit owners can appeal their taxes, the most effective and recommended method is to file jointly through a Condominium Association. The Association’s Board of Directors has the authority to engage legal services on behalf of all property owners, consistent with the provisions of the Illinois Condominium Association Property Act. The firm has experienced legal counsel and staff to handle these matters for condominium buildings of any size or number of units.  We also can refer clients to appraisers and other professionals who can support our efforts to achieve tax relief.
Raila & Associates, P.C. can provide a complimentary assessment analysis for your housing development. Please send us the Assessment Evaluation/Reply Form to begin the process or call us at 312-587-9494 to speak with one of our Tax Appeal Analysts to see if your property is eligible for an appeal, and to determine the next steps.
THE TAX APPEAL PROCESS
Our firm appeals at the county Assessor’s Office and Board of Review and at the state Property Tax Appeal Board. The appeal process for condominiums is somewhat unique for eligible owner-associations, insofar as the percentage of ownership, unit characteristics, and recent sales within the housing association or development take on added importance. Our team works with boards and authorized officers to gather documentation and evidence for successful appeals, and provides ongoing client customer service for owners after tax relief has been won.
COMPETITIVE RATES, QUALITY CUSTOMER SERVICE & PERSISTENCE
You pay a fee only if Raila PC helps you win tax relief. With each favorable agency decision, clients are typically billed a percentage of the first year’s estimated savings, with annual savings continuing for up to three years.
Throughout the process, the firm educates owners and taxpayers about their rights and responsibilities in the assessment and appeal process; informs clients of their case status and decisions; and helps them to understand their assessments, exemptions, tax bills and invoices. Most importantly, the firm persistently pursues subsequent agency appeals until fair tax levels are achieved. Raila & Associates, P.C. is a member of the Association of Condominium, Townhome and Homeowner Associations (ACHTA), which provides resources and support for owners of resident-controlled housing of all kinds.
